Terms & Conditions

I'm afraid we have to have them to ensure everyone has a great stay.  Please read carefully

Our aim at Tigh Brachen Bothies is to make your visit as enjoyable as possible. However, we must ask that you read and accept the following terms and conditions which must be adhered to by all guests. This ensures we can maintain our standards and ensure your safety, as well as establishing a clear legal contract for cancellation, damage and exceptional circumstance.

 

Booking:

Booking confirmation will be sent to you via email once your payment has been received, confirming the accommodation, dates, times and payment details of your holiday. Booking and payment is considered the establishment of a legal contract.

 

Cabins Edal and Teko sleep up to 4 adults.  Cabin Mossy sleeps 2 adults.  Your booking is accepted on this basis.

 

Payment:

We require payment in full for all cabins (unless we have agreed otherwise). Your booking is NOT secured until payment has been received.  Payment is 50% non-refunded should you cancel your booking.  If you are paying by BACS or cheque you must put your surname and invoice number as the payment reference or we will not be able to trace the payment and you may be charged extra.

 

Cancellation & Refunds:

We strongly advise you to take out suitable holiday insurance.

 

We realise sometimes plans change and if possible we will offer you alternative dates to suit both us and yourselves. If this is not possible a 50% non-refundable deposit will be kept per night and the remaining balance will be refunded to you. No refunds will be made for cancellations made 24hrs before your arrival date or during your stay. In the unlikely event that any of our accommodation is not available due to fire, flood or other unforeseen circumstances, Tigh Brachen Bothies cannot accept liability or responsibility for any loss, including consequential loss, but the full cost of your planned stay holiday will be refunded.

 

Age Policy:

We do not accept bookings from anyone under the age of 18.

 

Arrival/Departure:

The woodland cabins are available from 3pm on the day of arrival. On departure the cabins should are to be left clean and tidy and vacated by 11am (unless we have agreed an extended check-out) to allow us time to change the bedding, tidy up and make it lovely for the next guests!

 

Please leave the key on the table inside the cabin where you found it when you leave. Please keep the cabins secure when unoccupied. Please make sure all electrical items are turned off and unplugged when not in use.

 

Unloading:

Free car parking is available at the entrance to the site.  The site is pedestrian access only.  No unauthorised vehicle is allowed on the site.  The cabins are situated at the top of a steep track, therefore, wheelbarrows will be available for your use to take your luggage to your cabin if required.

 

Linen

Duvets and Pillows are provided. Fresh linen is also provided and is included in the tariff. Towels are provided but we ask that these are not removed from the property so we ask you to bring your own beach or outdoor activity towels.

 

Cleaning:

Please leave the kitchen, toilets and showers as you find them, and let us know if there are any problems. Please keep your cabin clean and dispose of your litter in the bins and recycling facilities provided. Litter kills wildlife so please act responsibly.

 

Fire Safety

NO fires may be lit in any part of the woodland site.  The only permitted fire on site will be through the use of the site fireball.  However, due to the woodland location we reserve the right to remove the fireball from use during exceptionally dry or windy weather.  When Fire Risk signs are displayed no fires will be permitted without exception, and anyone ignoring these signs will be requested to leave the site immediately without refund.

 

Please put ash from the fireball in the bin provided, and please unsure the fire is put out properly and not left unattended at any time.

 

Fireworks and Chinese lanterns are not permitted on site.

 

No Smoking Policy:

All of our cabins have a strictly No Smoking Policy. Anyone who smokes outdoors is responsible for disposing of their cigarette butts in a clean and tidy manner.  Do not throw them away into the leaf litter – put them in the bin.

 

Negligence:

Guests will be held responsible for any fire, damage or alteration to the structure caused by negligence.

 

Noise:

We do not allow any amplified music or loud revelling that disturbs our other guests and local residents. Quiet time is 10:30pm to 8:00am. This is a peaceful location and it is really important to us that other guests have a peaceful break and are shown respect. Anyone committing a nuisance or disturbing the peace may be asked to leave immediately and without a refund.

Livestock

We are a working croft, so the croft chickens may pay you a visit! Please do not feed them.  Diabaig is an open crofting village, which means livestock are allowed to freely roam the village, so occasionally sheep may enter the woodland.

 

Rubbish and Re-cycling:

We are passionate about recycling and would ask that you help us comply by using our recycling facilities. Please use the recycling bins provided.  The blue bin is for tin cans, plastic, paper and card (please rinse food containers first). DO NOT put glass in this bin – please use the separate glass box.

 

Lost/Stolen Property:

Tigh Brachen Bothies cannot be held responsible for any lost or stolen property.

 

Your Responsibilities

You are responsible for the property during your stay, and we ask that it should be left in the clean condition at the end of your holiday, as you found it upon your arrival, with all furniture, fixtures, fittings and effects etc remaining in the property, as at the commencement of your holiday.

 

Any damage or breakages beyond fair wear and tear will be chargeable, and must be reported to Christine or Russ as soon as possible, and always prior to departure. We ask that no attempt should be made to repair or replace items. We will make contact with you directly regarding any unreported issues warranting any applicable charges within 12 hours of returning the keys to us at the end of your stay.

 

This is a woodland site, so please take care.  We cannot accept any responsibility for personal injury to you as guests or holidaymakers, or loss of damage to your property or for other matters over which we have no control.

 

By accepting and booking, you agree to accept responsibility for the physical well being of you and your party, indemnifying us from all responsibilities, blame and consequences, direct and indirect however arising, should someone injure themselves at our premises or in using any articles provided at Tigh Brachen Bothies or inconvenience themselves in any way.
